We simplify our services with a stable flat rate. The flat rate property management fee is like an attorney retainer that pays for us to reserve capacity to do all of the things many things we do. Included in that retainer is a whole lot of services for which we do not charge. There are also services we offer, only to those are are members that for an additional fee. Both the core service and add ons are detailed below.
Volume pricing discounts are as follows:
1-3 units is the standard fee for all 3 plans monthly
4-9 units is includes a $20 per unit discount monthly
10-19 units is a $30 per unit discount monthly
20+ units managed with us is a $35 per unit discount monthly

All collections process starts by setting expectations before tenant is ever late to pay on the 1st. We do all non court colletions from emailing notices, to follow up calls, to text messages, to voice broadcasts, 3 day notice deliveries with out charge to the owner.

We use industry standard Rentvine to provide a portal with live reports and statements. We also offer customized live statements PDF, CSV or xls automatically emailed to you daily, weekly or monthly at your request.

If you don't feel 100% peace of mind about our services, you may give us notice to leave at any time and we will refund you last monthly management fee charged. We refuse to lock you in if its not a fit. Refund exceptions are the excercise of other monthly rebate guarantees, money owed to management at termination and portfolios greater than 2 units but otherwise you may still give notice at any time.
Growing PROsperity leasing guarantee
Property reserved by qualified resident 30 days period or we waive one months management fee. Exceptions are if maintenance and or pricing and offer recomendations given by Realty Trust Services not followed.
Growing PROsperity rental make ready guarantee
Home made ready in 14 days time from being vacant or 10% discount. Exception if prevacancy make ready authorization not given and funded and or if there is exceptional damage by tenant.

Tenant stays and pays for 1 year of the lease minimum or we waive placement fee on new tenant placement. Exception for tenants inherited or otherwise not placed by Realty Trust Services.

We guarantee at no cost to owner to cover damage caused by pets over and above any security deposit that might be deducted to pay for pet related damages. This includes trim that is chewed, scratch marks from pets, odor from pets and other pet related damage. This lease renewal program is the easiest way eliminate the landlords biggest expense - VACANCY. We expose your home to the top 40 websites and then automatically collect every inquiry on your house from text, email and phone and follow up with them.

Get more than the average exposure because every listing goes out to our database of 30,000 plus previous resident according to their previous interests. We also experiment with online remarketing / retargeting to this larger list of prospective clients for your.
PROavailability - showing system
Most property managers take days to be ready to show even a fully vacant home. By then a prospective resident has moved on. We use a hybred showing systems depending on the status of the home to make vacant homes securely and instantly available in a covid safe way to verified users through tracked electronic boxes. This allows us to strike while the iron is hot. We also provide attended showings for prospects not comfortable with a self show approach and for occupied homes so that we can capture every available oppurtunity. The online schedule is available any time of day or night and via web, text message or phone call.
PROsafe - tiered resident screening
Screening is so essential to your rental investment success. We use nationwide databases to expose data from thousands of court systems and nationwide credit reporting to expose millions potential interactions with creditors. Our checklist allows us to evaluate your prospective resident and quickly make an informed decision to capture residents that will be an excellent fit for your home. We recognize that a $725 per month duplex unit will need a different tier than a $3500 per month single family home use a checklist criteria based on the tier of home we are leasing.

We offer secure uploads, special education on the lease and future behaviour expectations, and easy to sign leases. We can quickly collect initial payments multiple ways to reserve prospective resident and move forward. We use a special hold agreement that locks a prospective resident in before move in.

Early / extra pay outs are $10 per pay out.
Utility processing
We handle all of your utilities. The amount of time and effort to deal with demands utility companies make covers scanning, data entry and customer service with tenant and owners on utilities and is charged per processed utility bill. Each utility bill processed is charged $7.50 service charge.
Utility bills in managers name
Occassionally we do not get what we need from owners to put utility bills in the owners name. If this is the case and we are forced to turn utilities on in the company name, we charge an additioanal 10% surcharge because we have to front this money to keep accounts current in the company name and there is additional accounting and administrative costs as well as risk involved.
Utility transition -
When we have to turn utilities on or off or change address we charge this a utility transition fee of $25 per transition of a utility.
